Annat Road, Perth
A single-storey house from 1927 in a ‘garden city’ development on the edge of Perth. Its landlord, The Gannochy Trust, trialled a series of upgrade measures here, with a technical research grant from Historic Environment Scotland, before rolling them out to the other 70 homes on the estate.
What was done
Local contractors carried out the works, building up a skills base for the next phases. Wood-fibre insulation was used under the timber floor and in the roof, and a new vapour-open blown foam insulated the walls while keeping the original plaster linings. Clay paint helps manage internal humidity and prevent condensation, and infrared heating was installed in the bathroom.
Energy performance
The insulation performance of the solid external walls improved by 63% (U-value from 1.1 to 0.41 W/m²K), and of the roof by 87% (from 1.0 to 0.13 W/m²K). The EPC rating improved from F to E.
Recognition
The refurbishment received a Green Apple Award in 2015.
